~What is the first step?
We Love to meet our Clients! Consulting with you to determine your goals is important to us. Unless you are a cash buyer, obtaining financial Pre-Approval for your mortgage is the first step in the home buying process. This process will show you how much you can afford.

~Why do I need to obtain a loan pre-approval first?
Before starting your home search, we recommend that you get pre-approval, knowing how much you can afford helps us find you a property within your price range. In addition, most sellers do not consider offers without a pre-approval letter from a mortgage lender. Not having your finances organized first can prevent you from the opportunity of purchasing a perfect home in a perfect neighborhood to someone else simply because you’re not prepared. Being pre-approved will give you an edge in an offer situation.

~Where do I find a Lender?
Taking the time to consult with different financial institutions is recommended, you can find the best possible deal by shopping with different lenders. We can provide referrals for reputable
lenders, however, you can choose to use any lender of your choice.

~When Can I start looking for my home?
As soon as we have a pre-approval letter, we can start looking at homes. We will help you find the right property that meets your Price Range and criteria—specific needs, ideal location and lifestyle. Matching you with the right home is our goal. ~I have found a home that I would like to make an offer on. What is the approximate time frame from contract acceptance to closing?
Traditional “regular” sales and foreclosures (REO’s) take approximately 30 days, 14-21 days for cash buyers. Short sales vary, you can expect a minimum of 2 months, but it can be closer to about 4-6 months, some longer, some less.

~What do I need to make an offer on a home?
It is important to have a well written Offer Package. Most sellers, aside from the Purchase Price, are concerned with whether a buyer can perform under the Terms and Conditions of the Purchase Agreement. In addition, most sellers will consider an offer legitimate if it includes a Pre-Approval letter, evidence of earnest money deposit—this is a small deposit that lets the seller know that you’re serious about purchasing the property, proof of funds if you are offering cash. We will assist you in writing up the offer and discuss your rights and obligations under the Contract, we will negotiate on your behalf.

~What if the Seller counters my offer?
This is when our experience and top negotiating skills are invaluable to our clients. When a counter offer is received, we will review it in detail with you. Negotiating is about finding acceptable terms for both buyer and seller. Until an agreement is made, the negotiation of price and /or terms may go back and forth several times. Keeping your goals in mind, we will negotiate the best price and terms on your behalf, representing your best interests and making sure that you get the best possible deal.

~My offer was accepted and I’m excited! When can I see the property again?
We can usually make arrangements with the seller to visit the property again at an opportune time. Before making an offer, a buyer usually sees the property once or twice. The buyer also has the right to be present during property inspections and again for final walk-through inspection, just before closing.
